The closing attorney has five main functions during a real estate transaction:
- Examines the title to make sure it is clear and ready to be transferred to the new owner of the property.
- Provides an opinion for title insurance.
- Coordinates avenues of communication between lenders, buyers, sellers and real estate brokers.
- Reviews all documents of the real estate transaction and loan closing.
- Records the deed and distributes the monies among the parties involved.
