Closing

The closing attorney has five main functions during a real estate transaction:

  • Examines the title to make sure it is clear and ready to be transferred to the new owner of the property.
  • Provides an opinion for title insurance.
  • Coordinates avenues of communication between lenders, buyers, sellers and real estate brokers.
  • Reviews all documents of the real estate transaction and loan closing.
  • Records the deed and distributes the monies among the parties involved.
